Chippewa Park

Chippewa Park is a joint venture between Rise and Lutheran Development Group. The development involved the complete historic rehabilitation of 16 buildings located in the Gravois-Jefferson Streetcar Suburb National Register Historic District to create 46 apartment homes and nearly 8,500 square feet of commercial space along Chippewa Street, part of which will be used as a restaurant incubator and part of which will be used for resident services. All of the apartment homes are available to families make 60% or less than the Area Median Income level. Chippewa Park was born from a moral imperative to help correct the imbalance of investment occurring in surrounding neighborhoods by addressing the considerable shortage of quality affordable housing options in the more densely populated Gravois Park and Dutchtown communities. This project was financed by Redstone Equity Partners, Advantage Capital, the City of St. Louis HOME funds, the City of St. Louis Affordable Housing Trust Fund, and the United States Department of Housing and Urban Development.

St. Ferdinand Homes II

St. Ferdinand Homes II is a mixed-income housing development in the Ville Neighborhood consisting of 36 new and 7 fully renovated mixed-income apartments and townhomes along with a new street-front office space. St. Ferdinand Homes II continues the revitalization of the Ville and Greater Ville neighborhood, replacing 13 derelict buildings and multiple vacant lots with 9 new buildings and 3 rehabbed buildings. Rise provided consulting assistance to Northside Community Housing, Inc. (NCHI) for the project. NCHI has collaborated with the Metropolitan Sewer District (MSD) to incorporate onsite green infrastructure and rainscaping features as part of MSD’s Project Clear initiative. this project utilized state and federal LITCHs, and loans from Gateway Community Development Fund, Inc.

Adams Grove

Adams Grove is a mixed-income housing development in Forest Park Southeast consisting of 50 townhomes and garden apartments, incorporating contemporary design, green building, and universal design principles in the area of the Forest Park Southeast neighborhood that lies south of Manchester Road. The development is part of a much larger redevelopment effort in partnership with Washington University Redevelopment Corporation (WUMCRC), through its affiliate, Forest West Properties. The combined effort has transformed the Adams Grove area in a way that can serve as a model for mixed-income neighborhood redevelopment.  This project utilized state and Federal LIHTCs, CDBG funding, and funding from the City of St. Louis Affordable Housing Trust Fund.

Lemay Homes

Lemay Homes is located in South St. Louis County and includes 40 new single-family lease/purchase homes with five basic floor plans. The development consists of 36 three-bedroom and 4 four-bedroom homes that all meet Energy Star standards and the National Association of Home Builders Bronze sustainable design standard. The financing consisted of Federal and State LIHTC low-income housing tax equity and a St. Louis County HOME loan.
